Mute Modular and EthosEQ, an independent cost consultancy firm, conducted a deep dive into the nitty-gritty of traditional office fit-out construction costs versus modular office pod installations. To get a comprehensive picture of the landscape, they looked at “16 European cities, 3 cities in the Middle East, and 8 cities in the American market.”

Like an Arts Major leaving XOYO at 3 am on a Tuesday… the results are staggering.  

How did they actually measure the costs?

To understand the report's results, we must take a quick detour into the methodology. I know… gripping stuff.

The lifecycle cost study looked at five common meeting room sizes, ranging from compact phone booths (1.5m × 1.0m) to larger meeting pods (6m × 4m), representing the formats most frequently requested in contemporary office fit-outs.
Rather than simply comparing upfront build costs, the study evaluated the full 10-year lifecycle of office spaces, recognising that offices rarely stay the same for long. Within that window, four scenarios were modelled:
  • Day-one cost capital input to construct drywall rooms compared to installing similarly sized modular office pods.
  • A three-year lifecycle, including a 25% reconfiguration, with two new 3m ×  3m pods representing moderate business growth.
  • A seven-year lifecycle with a 75% reconfiguration, modelling significant layout changes represented by relocating eight modular pods vs demolishing and rebuilding equivalent rooms.
  • A ten-year lifecycle concluding with inevitable lease-end dilapidation costs. Traditional builds were assumed to require full demolition and reinstatement, while modular pods were dismantled, transported and reinstalled elsewhere.

The Big Picture Result

Switching from traditional construction to modular rooms could save occupiers over €1 billion across EMEA during a lease term, and more than $1.5 billion in the US. That’s a whole weekend’s worth of missiles for that extra mature cheddar on the other side of the pond. (But not quite enough to deflect from your little hands in the Epstein files, General Orange Jubbly.)

Across 16 cities in Europe and the Middle East, the numbers tell an interesting story. On day one, modular meeting pods are already slightly ahead, coming in around 9% cheaper on average than traditional construction. But the real difference appears as time passes.

After three years, modular rooms are about 43% more cost-effective, and by the seven-year mark, the advantage has grown to roughly 102%.

Fast forward to the end of a typical ten-year lease, when spaces often need to be reinstated, and the contrast becomes even sharper. Because modular rooms can be dismantled and reused rather than demolished, the total cost can be more than three times lower than demolishing traditionally built rooms.

1. In Expensive Cities, Pods Win

In premium markets with premium labour costs, you are far better off installing modular pods. In Zurich, modular rooms cost up to 63% less than traditional construction. London boasts a 37% saving, and in Frankfurt, you score 25% straight out of the gate.
Of all 27 cities analysed, only Lisbon (33%), Madrid (24%) and Amsterdam (25%) boasted construction costs that were more than 20% cheaper than buying a pod.

2. Reconfiguring Offices? Traditional Walls Get Painfully Expensive

Needs change. Offices rarely stay the same. Here’s where things amble towards the West End. Even modest layout tweaks tip the balance dramatically toward modular solutions. After the first reconfiguration (3-year scenario), Lisbon is the only market where modular rooms are marginally more expensive.
When larger changes take centre stage, the economics become almost theatrical. In the 7-year scenario, modular office pods are always a better investment. In Zurich, you are pocketing a 193% saving. Across all 27 cities indexed, pods deliver average savings of more than 90% compared to building.

3. Pods Hold Their Value. Walls Don’t.

No one is lining up to buy your “slightly used” plasterboard and leftover dust. In London, waste removal is an additional expense. Modular pods, on the other hand, are proper assets. They can be dismantled, relocated and reused in a new office. It doesn’t even have to be your new office. Sell your pods to another business, recoup your investment, and laugh at the suckers who chose an end-of-lease demolition bill over a clean break.

4. Pods Have a Smaller Carbon Footprint

Because modular pods are designed for reuse and relocation, they follow a far more circular lifecycle than traditional construction. Instead of repeatedly building and demolishing walls, the same units can serve multiple office layouts over time. The result is a significantly lower lifecycle carbon footprint.
Not only is that good news for businesses trying to balance workplace design with environmental goals, but it could have a huge financial impact. Why? London is aiming to be a net-zero carbon city by 2030. Waste reduction and circular-economy products, like modular office pods, will play a significant role in achieving that goal. Landfill taxes are skyrocketing, and waste-disposal costs will be regulated to discourage businesses from choosing wasteful options.

5. Faster Installation, Fewer Headaches

Finally, there’s the small matter of time. Traditional construction relies on multiple trades. Projects are affected by shifting schedules and occasional unexpected delays. Modular pods arrive prefabricated and ready to assemble, which makes installation two to three times faster on average. For businesses eager to get their teams settled without weeks of drilling and dust, that speed and predictability is a rather appealing bonus.

It’s a modest 25% reconfiguration, but at London prices, your modular office pods are now 79% cheaper than equivalent construction efforts.

  • Seven-year lifecycle:
